120 Winara

At 120 Winara Avenue, we helped our clients transform an unused basement into a warm, modern, and fully self-contained living space for a much-loved family member. What was once a dark, underutilised storage area is now a stylish and functional studio apartment, complete with a kitchen, ensuite, and additional bathroom.

The key to this project was designing for comfort and independence. We framed and built a fully isolated room within the existing basement, using sound-dampening and vibration isolation techniques. This means the new flat feels quiet and private, with no sense of the main house above.

On the technical side, we worked closely with the designer to ensure the conversion met all building code requirements. New framing, insulation, plumbing, drainage, and electrical work were integrated seamlessly into the existing structure. Careful detailing, from fire-rated linings to acoustic separation, ensured the space is not only compliant but also comfortable.

The result is a bright, modern studio that feels like a home of its own. With warm timber flooring, a contemporary kitchen, tiled bathroom, and sliding doors opening to outdoor living, the space balances practicality with style. It’s a perfect example of how we can unlock hidden potential in existing homes—turning underused areas into valuable, welcoming living spaces.

This Waikanae project shows how a basement conversion can create more than just extra space: it can create a home within a home.
